To cancel your subscription, please contact our Customer Support during business hours at (877) 817-7377 prior to your next billing cycle date.

If you’re a team admin:

1. Go to Account (Gear Icon) on the left-hand side and locate the Team card.
2. Add a new team member.
3. Set up their access and create their password.

The same password rules and real-time validation apply when creating team member accounts.

Yes. Team admins can update a team member’s password by:

1. Go to Account (Gear Icon) on the left-hand side and locate the Team card.
2. Selecting the team member.
3. Editing their profile or password.
4. Following the same password rules and on-screen validation.

This applies to both Scout and Full Access team members.

To reactivate your PropStream account, please call or email Customer Service or sign in to your account. If you forgot your password, click “forgot password” to reset. You will then be able to reactivate your account.

When you reactivate your PropStream account, your monthly charge will be at the current PropStream monthly subscriber rate.

To update your email or password:

1. Log in to your PropStream account.
2. Go to Account (Gear Icon) on the left-hand side.
3. Click Update your email and/or password under your profile card.
4. Review the real-time validation messages.
5. Save your changes.

Your update won’t submit until all password requirements are met.

If you’ve forgotten your password or need to create a new one:

1. Go to the PropStream login page.
2. Click “Forgot Password?”
3. Enter the email address associated with your account.
4. Follow the link sent to your email to create a new password.

As you type your new password, you’ll see real-time feedback letting you know if it meets all requirements before you submit.

No. A small number of counties across the U.S. restrict certain information from Public Records, such as bedroom and bathroom counts.

Non-disclosure states (Alaska, Idaho, Kansas, Louisiana, Mississippi, Missouri (some counties), Montana, New Mexico, North Dakota, Texas, Utah and Wyoming) eliminate the sales price from being publicly available, requiring all companies that are not Agents/Brokers to create an estimated sales price using logic and market intelligence.

• Tax Assessor updates annually (some counties update more frequently)

Yes. PropStream pulls data directly from the county tax assessor. The property classification (i.e., Property Type or County Land Use Codes) identifies the type of property. In a lot of areas, the counties will classify the properties as:

• Duplex (2 units)
• Triplex (3 units)
• Quad Plex (4 units)
• Multi-family (5+)
• Multi-family (10+)

The counties also have counts broken out by residential and commercial. However, some counties may not populate that information in their public records.

• Owner obtained permits and made legal/permitted upgrades, and the county has not yet updated it.
• Owner did not legally pull a permit, so it will never be reported to the county.
• An agent entered/mis-keyed the wrong information into the MLS.

Yes, PropStream now offers Free DNC scrubbing. Our PropStream Skip Trace DNC flag includes known litigators: (a) Federal & State Do Not Call Lists (b) Government Numbers, (c) Attorney Numbers, (d) Anti Telemarketing Groups, (e) Plaintiffs of litigation, and Pre-Litigation cases. *PropStream engages an independent third party to perform skip-tracing.

PropStream engages with an independent third-party service provider to perform skip tracing. This ensures compliance with industry standards and legal requirements.

The Sale Amount is the purchase price of the physical property – what the Buyer paid for the house. We do not know if the wholesale fee is included.

Use the “Date added to List” column header within the My Properties page.

If you have upgraded to a plan with Lead Automator or added Lead Automator to your plan, you can automate marketing lists that you have saved and PropStream will automatically add and remove properties that meet or no longer meet your criteria.

No, unused saves do not carry over. Each month your account automatically refreshes with the full number of saves included in your specific plan. If you run out of saves, you can make one-time purchases to obtain additional saves.

The Assumable Mortgages Lead List helps real estate investors find properties with potentially assumable financing in one click. It identifies properties with open FHA, VA, or USDA loans and displays the loan type, estimated loan balance, and estimated interest rate on each result. You can find it under Filters → Lead Lists → Assumable Mtg. on the Search and My Properties pages.

In PropStream, use the Assumable Mortgages Lead List under the Lead Lists section of the Filters menu. The list identifies properties where every open loan is FHA, VA, or USDA, helping you find potential assumable loan opportunities and potentially below-market financing. You can then layer additional PropStream filters to narrow your results by criteria such as equity, property type, location, or other investment factors.

County, City, and Zip Code (up-to 5 Zip Codes at a time) or a specific address. You can also use the draw search feature to draw a radius around the area you would like to search in.

Yes, use the following format: APN# (Exact APN), County, State.

To import a large list and refresh with the latest information, you will need to upgrade your subscription to include Lead Automator. You can then import the same number of records as the subscription level you chose allows. If you require more records, you can either upgrade your Lead Automator subscription or purchase additional records for a small fee from within the Add-On Services section within the PropStream settings tab.

If you want to import a large list for marketing purposes only, import the same number of records as your subscription level allows from within the Contacts tab.

To combine multiple automated lists into another list, click on “Actions” from the drop-down menu, then select “Add to Automated List”. Or simply use your mouse to drag and drop one list into another. The properties that are being placed into the new list will no longer follow the criteria of the list you took it from. They will follow the criteria of the automated list you are applying it to.

PropStream Click-to-Dial lets you instantly call leads by clicking a phone number directly in the platform. With a built-in softphone (VoIP), you can place calls immediately, moving from research to live conversations in seconds without leaving PropStream.

You can make up to 50 attempted calls per day per phone number using Click-to-Dial. Customers can get up to 3 phone numbers and therefore make up to 150 calls.

The PropStream and LoanGeek integration connects property research and financing in one workflow. Investors can access LoanGeek directly from a property’s Property Details Page in PropStream to explore financing options for a potential deal.

Open a property’s Property Details Page, select Tools, and choose LoanGeek. After confirming that you want to continue, you’ll be redirected to LoanGeek, where you can provide basic project details and explore available financing options.

How do I pull a “Flipper” list?

Unknown equity is found after creating a search with equity. If you are targeting 30% or more equity, an option will appear to include unknown equity.

Go to the property characteristics filter section and filter by property class “Vacant Land”, then specify the types of vacant land you are looking for under property type.

The Rental ROI Calculator is used to evaluate the financial performance of a rental property by calculating cash flow, cap rate, and long-term ROI based on income, expenses, and financing inputs.

The Fix & Flip Analyzer helps investors estimate total costs, projected profit, and ROI for a flip, while also calculating the maximum allowable offer (MAO) to avoid overpaying on a deal.

Yes, both the Rental ROI Calculator and Fix & Flip Analyzer are built into the Property Details page, allowing you to analyze deals, adjust assumptions, and make decisions without leaving your workflow.

Skip tracing is the process of finding contact information, such as names, emails, and phone numbers for individuals who are difficult to locate. It’s crucial for real estate investors, agents, brokers, and wholesalers to reach property owners or potential buyers and sellers.

Why You Need It:
Skip tracing helps you connect with leads, negotiate deals, and close sales faster by providing accurate contact details.

Cost on PropStream:
Skip tracing is free on the Pro and Elite plans. If you're on the Essentials plan, you can add Lead Automator (starting at $27/month) to get free skip tracing as well.

To collapse the map and expand the property details, hover over and click the arrow icon located at the top of the map. This will hide the map and give you a larger view of the property information.

A Map Card is a quick snapshot of the property. It has a regular and expanded view. The search card is a simplified version of the Map Card and contains less statistical information about the property. Search Cards are also displayed in two columns on larger monitors. To access more detailed information, select the Map Card or open the Property Card.

Lead Automator is a feature within PropStream Connect that helps users automate lead monitoring and follow-up workflows. It continuously scans saved lists for updates and can trigger alerts and outreach actions based on user-defined criteria.

Lead Automator will continue to exist as a feature within PropStream Connect. The overall bundle is being renamed to better distinguish the automation feature from the broader communication and outreach services included in the subscription.

No. Existing functionality and services included in the current Lead Automator bundle will remain available under the new PropStream Connect branding.

PropStream Connect includes free skip tracing for the main account holder, matching the account's monthly save limits. PropStream offers skiptracing for both individually owned properties and properties owned by LLCs, corporations, and trusts. If phone numbers or email addresses cannot be found for a property, the request will not count against the user’s allotted limit.

PropStream Connect includes in-app Click-to-Dial and Dialer Campaigns, allowing users to contact leads directly from the platform. Customers can select their preferred area code and receive three included phone numbers, which can be replaced every 7 days. Users can also make up to 150 call attempts per day.

Skip Traced results appear under “Skip Trace” within the mobile app. Once you have skip traced a property, the skip trace area will remove the blue “run skip trace” button and populate the landline, cell phone number, and email address in that area. You will also find it when using the desktop version on the contacts page, where your skip tracing results are stored. Look for the label “mobile favorites”. *PropStream engages an independent third party to perform skip-tracing.

Currently, photos are only available for use in the Postcard service and can be added to any postcard that allows the background image to be replaced or inserted as a property photo into our designated postcards.

Yes, the property will appear within the desktop version of PropStream in Mobile Favorites in the My Properties section located in the left-hand navigation.

Click the up arrow at the top middle of the screen to collapse the map and view property details.

On the comps screen, select the three vertical lines to the right of “Both” Public Records and MLS.

When you are in a property, click on the “tag” in the upper right corner of your app screen, to the left of the red heart. You can then enter any notes and add property tags and assign to a Team Member.

If you favorite a property that is already in a marketing list, the heart will be filled red. If it is already in a marketing list, it will not appear in your mobile favorites.

If you want to add a saved property to your mobile favorites, un-favorite the property (uncheck the heart) and then re-add the property by re-favoriting it. This will show the property in both the marketing list and in mobile favorites.
