One of Jason’s longtime marketing principles is simple: “Work the list, not the leads.”

Understanding the list can improve what you say. Jason’s next step is to make sure the first conversation isn’t necessarily the first time someone has encountered you.

He calls this “bedrock marketing,” or laying a foundation of awareness before prospecting.

Rather than relying on one channel, Jason recommends reinforcing your presence across several. As he puts it, “We don’t pick one. We layer.


  A practical workflow might include:

  • Build and segment an audience using property data
  • Develop messaging relevant to that audience

  • Reinforce that message through social media, video, search, or advertising
  • Follow up directly when appropriate

He calls this working in public,” and the goal is to let people see the work behind the expertise.

"Regardless, you have got to create thought leadership around your area of expertise, which is real estate,” he says. The larger point is that useful content can sell your expertise without constantly telling people to hire you.

Every email, blog post, video, or social media post becomes another opportunity to demonstrate what you know.

Jason sees AI as a major opportunity for real estate professionals, but not simply because it can generate content faster.

It starts with specialization, and as he describes using AI to slice, dice, and multiply your marketing by:

  • Producing blog posts and listing videos
  • Scaling more specialized content without relying on one generic message
